For some time we resisted the temptation to list our properties on Air BnB, Commission is high and Vat is charged on all commission.
Through COVID-19 however, they have looked after our guests, refunding where unable to travel and have worked hard to move bookings to minimise the impact.
If you host, be clear from the outset what you wish to earn and price accordingly to factor in deductions. Be aware that any money paid will not reach your account till typically 5 days after the guest has checked in.
If like us, you offer an optional hot tub or additional services, be aware that these also will attract commission.
The reach however for Air BnB is second to none, coming out of lockdown we gained Superhost Status and our traffic and bookings soared.
Be ahead of your game, you need to offer outstanding service and deliver beyond your guest expectations in turn your hard work will pay off through your 5 star reviews.
Make sure you are COVID-19 Secure they have great advice on their site, we also have approval with Visit England’s Good To Go programme and have AA COVID Confident Certification.
So from a Guest perspective they can always find us direct and save money, however many prefer to pay by card and like the convenience of being able to browse worldwide properties.
